HS2 – advice for potentially affected shoots

Construction Track 01This briefing is a reiteration of BASC advice issued in 2011, 2012 & 2013.

BASC advises all shoots that have a documented interest in land which could be compulsory acquired along the route of the high speed rail network (HS2) to instruct an expert land agent to represent them in compulsory purchase and compensation matters. If you follow the correct process the expert’s fees will be paid for you and your financial losses will be recovered.

How to contact an expert land agent

The Central Association of Agricultural Valuers (CAAV) is a national specialist professional body. CAAV members are agricultural and rural valuers who provide professional advice and valuation expertise on issues affecting the countryside which includes compulsory purchase. There is a “find a CAAV member” search area on the CAAV website.

If instructed an expert land agent will represent your shoot to ensure your financial loss is recovered. Please note the expert, although acting for those who will be affected, will (in the majority of cases) have their fees paid for by the acquiring authority.

Mistakes a lot of affected landowners and occupiers make is not appointing an expert and miss out on being properly represented throughout the process. It is important that you properly document all shoot leases, income and expenditure as compensation will only be paid on evidence produced.

BASC’s position on high speed rail

BASC does not have a view on the HS2 project itself. Our interest is to ensure shoots affected seek professional advice.
